The Buyer’s Haven – Terms & Conditions

These Terms & Conditions apply to all bookings and stays arranged through The Buyer’s Haven (“we”, “us”, “our”).

By confirming a booking, the guest (“you”, “your”) agrees to the terms below.

 

1. The Buyer’s Haven Service

The Buyer’s Haven provides short-term, weekly rental accommodation designed specifically for people who have sold their home but are waiting to move into their new one.

Accommodation is offered on a temporary, non-exclusive licence to occupy, not as a residential tenancy.

Where stated, self-storage is included as part of the Buyer’s Haven package for an initial period, with optional continuation thereafter.

 

2. Nature of Occupation (Important)

Your stay with The Buyer’s Haven is:

  • A short-term licence, not an Assured Shorthold Tenancy (AST)

  • Temporary accommodation only

  • Not your principal or permanent residence

You agree that:

  • No tenancy rights are created

  • No security of tenure applies

  • You will vacate the property at the end of the agreed period or on notice

This arrangement exists solely to support buyers during a transitional period.

 

3. Booking & Minimum Stay

  • All properties are rented on a weekly basis

  • A minimum stay of four (4) weeks applies unless agreed otherwise in writing

  • Bookings are confirmed only once payment and acceptance of these Terms is received

Extensions are subject to availability and agreement.

 

4. Rental Charges & Payment

  • Weekly rental prices are confirmed at the time of booking

  • Rent is payable weekly in advance via Standing Order

  • The first payment confirms the booking

Failure to pay rent on time may result in termination of the licence.

 

5. Security Deposit

A refundable security deposit will be required.

DEPOSIT : 4 Weeks Property Rental Cost.

The deposit covers:

  • Damage beyond normal wear and tear

  • Missing items

  • Excessive cleaning

Deposits are returned within 14 days of departure, subject to inspection.

 

6. What’s Included

Unless otherwise stated, your Buyer’s Haven stay includes:

  • Fully furnished accommodation

  • Utilities (gas, electricity, water)

  • Council tax

  • Wi-Fi

  • One 20ft self-storage container (initial period only – rental costs there after)

Exact inclusions may vary by property and will be confirmed before booking.

 

7. Storage Container Use

Where storage is included:

  • Storage is included for the first four (4) weeks of your stay

  • After four weeks, continued storage is available at £35 per week

  • Storage fees are billed weekly alongside rent

Storage containers are:

  • For household belongings only

  • Not for hazardous, illegal, or perishable items

Access arrangements will be explained separately.

 

8. Use of the Property

You agree to:

  • Use the property as temporary accommodation only

  • Keep the property clean and in good condition

  • Respect neighbours and local noise levels

  • Not sub-let or allow additional occupants without permission

The property must not be used for:

  • Parties or events

  • Business use involving visitors

  • Illegal activity

 

9. Maintenance & Access

We (or the property owner) reserve the right to:

  • Carry out necessary maintenance or safety checks

  • Access the property with reasonable notice, except in emergencies

Guests must report maintenance issues promptly.

 

10. Ending Your Stay

Guest Notice

  • You may end your stay by giving 14 days’ notice

  • Notice must be given in writing (email is acceptable)

Our Right to End the Licence

We may terminate the licence immediately if:

  • Rent is unpaid

  • Terms are breached

  • The property is misused

 

11. Cancellations

  • Once a stay has started, rent is non-refundable

  • Prior to arrival, cancellation terms will be confirmed at booking

We understand situations change and will always aim to act fairly.

12. Liability & Insurance

  • Guests are responsible for insuring their own belongings in the rented property and container

  • We are not liable for loss or damage to personal property

  • Vehicles are parked at the guest’s own risk

We (The Buyer’s Haven) hold an up to date Public Liability Policy which is a copy is posted in the property.

Nothing in these terms limits liability for death or personal injury caused by negligence.

 

13. Sub-Let Properties

All The Buyer’s Haven properties are sub-let with the owner’s consent.

You acknowledge that:

  • The Buyer’s Haven acts as the service provider

  • The property owner is not your landlord

  • Your agreement is solely with The Buyer’s Haven

 

14. Privacy & Data

We collect and use personal information solely to:

  • Manage bookings

  • Communicate with you

  • Meet legal requirements

We do not sell or share your data unnecessarily.

 

15. Governing Law

These Terms & Conditions are governed by the laws of England and Wales.

Any disputes will be subject to the exclusive jurisdiction of the English courts.
